IOI Central Boulevard Towers: Crafting Identity Through Space

In the ever-evolving skyline of Singapore’s Marina Bay, IOI Central Boulevard Towers emerges as a new landmark—its presence both a testament to architectural ambition and a reflection of IOI Properties Group (IOIPG)’s storied legacy.

Singapore represents a key growth market for IOIPG, an established developer in Malaysia with close to five decades of experience and a proven track record in developing townships, retail malls, and residential, hospitality and commercial projects.

Tasked with realising the new IOI Properties Singapore office, Ngee Koon collaborated closely with LFA Studio and Cushman & Wakefield, embarking on a journey that would see IOIPG’s identity woven into the very fabric of this hospitality-inspired workspace.

A Logo as Muse

The genesis of the project’s design narrative lies in the IOI logo—a symbol whose simplicity belies its depth. More than a mere graphic, the logo became the guiding motif for the office’s spatial choreography. Its circular forms, emblematic of unity and infinite possibility, provided both inspiration and structure. The challenge: to create an environment where the brand’s ethos was not just seen but felt.

Ngee Koon’s approach was both rigorous and poetic. Colour palettes were drawn from the logo’s hues, infusing the space with a sense of calm authority. Curved pathways and corridors reference the logo’s geometry, guiding movement and encouraging serendipitous encounters. Meeting rooms, collaborative zones, and quiet nooks were arranged to flow organically into one another, their boundaries softened by the repetition of circular motifs and curves—a subtle yet constant reminder of connectivity.
